Find the Moisture First

Mold is a moisture problem wearing a disguise. We trace the source with moisture meters and thermal imaging, because removing mold without stopping the water invites it back. The leak gets found before the first wall opens.

Contain the Work Area

Plastic sheeting, sealed seams, and negative air pressure with HEPA filtration keep spores inside the work zone instead of drifting through the house. Floor protection goes down before demolition starts.

Remove It, Not Hide It

Porous materials that cannot be cleaned come out in sealed bags. Surfaces that can be saved get HEPA vacuumed and treated. Painting over mold is not remediation, and we do not do it. This follows the IICRC S520 standard.

Dry readings, photos, and a documented scope close out the remediation. If you want the rebuild handled too, we manage it and coordinate the licensed trade partners who do the work. One point of contact, start to finish.

Do I need mold testing before remediation?

Usually not. When mold is visible, the IICRC S520 standard allows remediation to proceed based on inspection, and testing typically adds cost without changing the work. Testing earns its keep when mold is suspected but nothing is visible, or when a third-party clearance report is needed for a sale or a dispute. We will tell you honestly whether testing adds value on your job.

Is black mold worse than other mold?

Color tells you less than people expect. Many mold species look black, and the species usually meant by "black mold" does not always look black. The remediation approach is the same regardless of color: contain it, remove it, fix the moisture that fed it. People respond to mold differently, and if anyone in your home has been feeling unwell, that conversation belongs with their doctor.

Does homeowners insurance cover mold remediation?

It depends on the cause. Mold that results from a sudden, covered water loss, such as a burst pipe, is often handled as part of that claim, though many policies cap mold coverage at a set dollar limit stated in the policy. Mold from long-term humidity, maintenance issues, or a leak that went unaddressed is typically excluded. Can you just spray it or paint over it?

No, and be careful of anyone who offers to. Sprays and stain-blocking paint change what mold looks like without removing it or fixing the moisture underneath, and the growth continues behind the finish. Proper remediation removes contaminated porous material, cleans what can be saved, and stops the water source so it does not come back.

Do I have to move out during mold remediation?

Usually not. Containment and negative air pressure keep the work area sealed off from the rest of the home, and most residential jobs are limited to one or two rooms. If the affected area includes your only kitchen or bathroom, or the job is unusually large, staying elsewhere may make sense, and we will tell you that up front.

What does mold remediation cost?

It depends on how far the moisture traveled and how much material has to come out. A contained spot behind one cabinet is a different job than growth across several wall cavities.
